Fashion Fair announces multi year renovation, aims to revitalize Outdoor Village
Macerich owned Fashion Fair Mall announced on Dec. 5 a multi year renovation that will begin in late spring 2026, keeping the center open during construction while updating outdoor and interior spaces. The project, scheduled to continue through 2028, aims to enhance the guest experience and reinforce the mall as a community gathering place, a change that could affect retailers, traffic and local construction opportunities.

Mall management announced Dec. 5 that Fashion Fair will begin a multi year renovation in late spring 2026 focused on revitalizing the Outdoor Village, updating interior concourses and modernizing entrances and amenities. The Macerich owned center said construction will continue through 2028 and that the mall will remain open while work progresses.
Planned improvements include new landscaping, additional seating, upgraded lighting and other amenities intended to make the property more welcoming and functional. Management framed the work as an effort to strengthen Fashion Fair s role as a community gathering place and to enhance the guest experience for shoppers and visitors across Fresno County.
Remaining open during construction means work will be staged to allow continued retail operations, though shoppers should expect intermittent disruptions to parking, pedestrian routes and store access as crews move through sections of the property. Local merchants inside the mall will need to coordinate with management on timing for any interior alterations, and some short term changes to hours or entryways are possible as sections are refreshed.

The renovation presents near term economic impacts for the region. Construction activity that stretches over multiple seasons typically generates demand for labor, materials and subcontracting work, which can provide opportunities for local contractors and trade workers. In addition, a refreshed mall environment has the potential to boost foot traffic for remaining retailers and food and beverage providers once major phases are completed, supporting sales tax receipts for the city and county.
Longer term, the project signals an investment in experiential retail and public space that aims to keep Fashion Fair competitive as consumer preferences evolve. Mall management has set an extended timeline, with visible changes likely emerging in stages between late spring 2026 and the end of 2028. Shoppers and local businesses should monitor notices from the mall for specific construction schedules and temporary access changes as the renovation proceeds.
