Lone Tree Approves Sale to Truck Yard for Entertainment Redevelopment
The Lone Tree City Council approved a purchase and sale agreement on December 6 allowing Truck Yard to pursue development of the former Treo property at 9070 Maximus Drive, securing a 3.3 acre parcel. The transaction aims to revitalize the city entertainment district and recoup municipal investment through future sales tax revenue, with the sale contingent on inspections and required land use approvals.

Lone Tree moved forward December 6 when the City Council approved a purchase and sale agreement that gives Truck Yard the opportunity to develop the former Treo site at 9070 Maximus Drive. The agreement secures a 3.3 acre parcel for the Texas based operator, which will acquire the property from the city for about $2.2 million. That price reflects a reduction from the $3.85 million the city paid for the site in 2023.
The sale is conditional. Truck Yard must complete inspections and finalize a site improvement plan that receives the necessary approvals, and the purchase is subject to subsequent land use clearances. The developer will return to the council for site plan approvals and to provide a timeline for implementation.
Truck Yard operates several large patio driven venues in Texas and Oklahoma, featuring rotating food trucks, live music and family and pet friendly outdoor space. City officials framed the transaction as a strategic step to activate Lone Tree’s entertainment district, and to recover public investment through increased sales tax generation once the venue is operational.

For Douglas County residents the proposal carries both opportunity and questions. If Truck Yard follows its regional model, the development could bring new dining options, evening and weekend foot traffic, and a venue for community gatherings and events. Increased sales tax receipts could help offset the city’s prior expenditure on the property. At the same time residents will want clarity on traffic, parking, noise management and how the site plan addresses neighborhood impacts.
This move reflects a broader municipal approach to repurposing previously acquired commercial land through partnerships with private operators to spur economic activity. The immediate next steps are administrative and regulatory. Watch for the developer to submit the site improvement plan and for public hearings related to land use and site plan approvals, which will determine final design, operating conditions and a construction timeline.
